Building Surveying Surveys


Hindwoods offer a range of surveys, including the Homebuyers Report, which is classified as a Level 2 report, and the in-depth Building Survey, which is classified as a Level 3 report.  We also offer Specific Defects reports that focus on one or two particular defects as identified by the client.

Many buyers often mistake a mortgage valuation report as a type of survey but in reality it is purely for the lender to understand whether their loan is sufficiently secure and it provides little advice for the purchaser.

Although it is highly recommended by most consumer groups that a purchaser has a Survey, whether that is a Homebuyers Report or a Building Survey, it is often overlooked which can be costly later on.


Surveys often save the purchaser money, as the sale price can be re-negotiated if issues are found which were not previously apparent.

Building Survey (formerly known as a Structural Survey)

The Building Survey is a Level 3 report and is therefore a detailed and in-depth inspection and report bespoke to the individual property being surveyed.  It is a descriptive survey that will highlight any defects or maintenance issues with the property, as well as offering remedial advice.

We can tailor-make a Building Survey to give particular consideration to certain aspects of the house, for example, the suitability of the loft for conversion.

Within a Building Survey we will also prepare a Reinstatement Valuation so that you can obtain accurate insurance quotations.

Homebuyer Report

The Homebuyer Report is a Level 2 report and is therefore less detailed and comprehensive than a Building Survey and is more suitable for properties of more modern construction and of a smaller size.

The Homebuyer Reports are designed to give enough information for a purchaser to make a reasoned and informed decision on whether to continue with their purchase.

Specific Defects Report

A Specific Defects Report is a professional report that describes, diagnoses and offers advice on a specific issue highlighted by the client, such as cracking or damp.
