All properties are unique and we aim to tailor our fees to suit the needs of the client, the needs of the property, and the needs of the tenants and leaseholders in each case. Residential Lettings & Management Fees

Landlord Fees

Letting Service 12% inclusive VAT of annual rent achieved

Full Management 18% inclusive VAT of annual rent achieved

Additional Fees:-

Rent Review £90.00 inclusive VAT

Deposit Registration £30.00 inclusive VAT

Inventory and Schedule of Condition Fee:-

Studio/One Bedroom £180.00 inclusive VAT

Two Bedrooms £240.00 inclusive VAT

Three Bedrooms £270.00 inclusive VAT

Four Bedrooms + £300.00 inclusive VAT

Refurbishment Contract Administration 18% inclusive VAT of cost of works.

Court Attendance £360.00 inclusive VAT per day or part thereof

Obtaining Gas Safety Certificate £30.00 inclusive VAT

Obtaining Energy Performance Certificate £30.00 inclusive VAT

Obtaining Electrical and Fire Risk Checks £30.00 inclusive VAT

Providing Portable Appliance Test Check £60.00 inclusive VAT

To remit and balance the financial submissions to HMRC in respect of non UK resident landlords £120.00 inclusive VAT per quarter

Tenant Fees

These are our fees for administration which must be undertaken including preparation of the Tenancy Agreement, Applicant Referencing and Credit Checks.

Agency Fee

One Person £180.00 inclusive VAT
Two Persons £300.00 inclusive VAT
Three Persons £390.00 inclusive VAT
Four Persons £450.00 inclusive VAT
Guarantor £30.00 inclusive VAT

Deposit

Equivalent to 6 weeks’ rent (an additional 2 weeks’ rent deposit may be required for pets to cover added risk of property damage).The deposit is registered and protected with TDS, a Government authorised body.

Check Out Fee

£120.00 inclusive VAT. Payable at end of tenancy.

Contract Release Fee

On Joint and Several tenancy when in contract (only if agreed by the Landlord)
£120.00 inclusive VAT.

Agreement Fee when a tenant is added or removed from a tenancy
£120.00 inclusive VAT.
