Leaseholders and tenants in Managed Blocks – Hindwoods are NOT responsible for maintenance and repair issues within the demise of the flat itself. This is your (or your landlord’s) responsibility. Hindwoods are ONLY responsible for the common areas of the Block.

Please follow the procedures set out below in the unfortunate event of an emergency.
When contacting a contractor direct to arrange an out of hours emergency please provide the following: –
  • your tenant reference
  • full name
  • property reference and address including post code
  • details of your emergency e.g. burst pipe, power failure etc

Burst pipe

Turn off the water at the stop cock. Please call Highway Plumbing 07831 319275 and advise contractor that you are a Hindwoods’ tenant and provide your name, tenant reference, address, property reference and contact number.

Blocked drain

Contact Thames Water Authority 0800 3169800 They will attend properties where the drain is shared with other neighbouring properties.

No water/low water pressure

Gas boiler breakdown

For out of hours boiler emergencies that cannot wait until the office re-opens (Good Friday, Saturday’s, Sunday’s during Bank Holiday closures and Christmas Holiday closure only) tenants are permitted to contact British Gas 0333 2305919 to arrange for an engineer to attend a one-off boiler repair, providing you pay the charge advised by British Gas in advance this is required before an engineer will attend*; you can then reclaim expenditure from your landlord via Hindwoods and reimbursement will be arranged providing you have a valid reason for calling them out and obtain a formal receipt from British Gas for your payment. British Gas will charge approximately the following dependent on the duration taken to repair the fault: 0-30 minutes £89, 31- 120 minutes £240, 121 minutes and above £459 all costs include VAT. This service should only be used for total failure of the heating system during the months of November to May.

*If you decide not to proceed with what engineer has quoted after they have attended inspection of the appliance, you will be charged either £79 or £89.

Gas emergencies

Please call the Gas Emergency Services – 0800 111 999 immediately. (24-hour emergency line) If you smell gas, think you have a gas leak, or are worried that fumes containing carbon monoxide are escaping from a gas appliance, please call the free Gas Emergency Services emergency line immediately. Also: Open all doors and windows to ventilate the property. Do not turn on/off any electrical switches. Extinguish all naked flames, do not smoke, strike matches or do anything which could cause ignition. If there are any electrical security entry phones/locks, please open the door manually.

Electric power failure in your area or at the property

Please call UK Power Network – 0800 028 0247.

Electrical emergencies

Please check fuses and the consumer unit (fuse box) to ensure in good order. Reset cartridge fuses, reset circuit breakers as necessary. Should you still have an electrical emergency, please contact Tdorr 020 8691 5499 and advise that you are a Hindwoods’ tenant and provide your name, tenant reference, address, property reference and contact number.

Security

If you need repairs in order to secure the property as a result of damage please call All Emergency Services (AES) 020 8664 3760 for boarding, glazing, locksmiths, carpentry, door repairs. Advise that you are a Hindwoods’ tenant and provide your name, tenant reference, address, property reference and contact number. Please inform the police if the matter concerns intruders or vandalism and obtain a crime reference No.

Major incident / risk to life / fire / floor / explosion / etc

Please contact the emergency services 999 immediately, alert others in the property by raising alarm and vacate the property closing doors behind you and report incident via email to repairs@hindwoods.co.uk or by telephone – 020 8858 3377 – during office hours, out of hours answerphone service provided.

Safety recalls on appliances

If you have or are using an appliance at a rented or leasehold property please click here to check if it is a model listed as having a safety recall notification applied. If you are using a Hotpoint appliance please contact the Hotpoint helpline by calling 0800 151 0905 and provide your name, address, Model No. and Serial No. of the appliance and they will arrange for an engineer to inspect and attend modifications. Please refrain from using the appliance until it has been checked, as the appliance is a fire risk.
